The newest addition to the increasing growth and densification of Mississauga City Centre will be the new condos at 325 Burnhamthorpe Rd West.
Project Summary:
The site, which is around 18,200m2 in size, is situated between Confederation Parkway and Living Arts Drive on the north side of Burnhamthorpe Road West. The Mississauga YMCA location and its nearby parking lot are intended to be intensified by the project.
The Turner Fleischer Architects plan calls for five high-rise condominium structures with 52–65 storeys and a height range of 167.2–206.15 metres. These buildings would be constructed above two podiums with ground-floor stores. Once complete, the property will offer 2,937m2 of retail gross floor area (GFA) and 3,523m2 of residential apartments.
The designs call for two stages, the first of which calls for three towers on a 5-story platform on the site's west side and two towers on a 7-story podium on the site's east side. As part of Phase 2, the Mississauga YMCA facility would undergo renovation. There would be 8,660m2 of indoor and outdoor amenity space available on the entire property.
The proposed towers would all be much larger than the 1-elevator-per-100-units limit. No of the height, four elevators are planned for each tower. The fact that Tower 1 has 744 units, Tower 2 has 639 units, Tower 3 has 590 units, Tower 4 has 824 units, and Tower 5 has 726 units means that elevators would have to serve a range of 148 to 186 units each, potentially implying lengthy to longer wait times.
